Where is the estate?

On five private acres on Lake Ray Roberts in Sanger, Texas — about 200 yards from a boat ramp and minutes from the marina.

How many guests can stay overnight?

Five bedrooms and about 3.5 baths sleep 14–16 guests. Overnight stays are strictly capped at a maximum of 16 guests.

What does a regular stay cost?

From $999 per night on select days, with a minimum 2-night stay, plus the standard cleaning fee ($349). Confirm dates when you book direct.

What are the check-in times and how do we get in?

Standard check-in is after 3:00 PM. Early check-in is generally declined or strictly limited when turnover cleaning is required, though it is occasionally granted at no fee if arranged and agreed in advance.

Front gate access uses the Nimbio app. A numeric keypad code for the front door is sent closer to arrival and stays active for the duration of the stay.

What is checkout time, and what should we do before leaving?

Checkout is strictly before 11:00 AM. Please leave the home as you found it to avoid additional cleaning or repair fees. Before you go:

  • Return all 9 remotes to the Remote box
  • Gather all personal belongings
  • Dispose of trash in the green garbage bin between the garage and the lakeside building
  • Load all dishes into the dishwasher and run it
  • Clean the smoker and grill if used
  • Close the garage door
  • Lock all windows and exterior doors
  • Ensure the front door is securely locked
  • Leave the pool robot in the pool (do not disconnect it from the wall inlet)
Is there a quiet hours / noise expectation?

Please be respectful of neighbors after 9:00 PM.

How do cancellations and refunds work?

Cancellations must be started by the guest through the booking platform used for the reservation. Refunds are processed automatically under that channel’s cancellation policy.
